What an alternative lender is
Alternative lenders are generally regulated mortgage lenders that use policies different from traditional banks and credit unions. They may be more flexible with self-employed income, past credit issues, higher debt-service ratios, non-traditional employment or properties that do not fit a bank’s standard guidelines.
They are not automatically “easy approvals.” The lender still evaluates the borrower, property, down payment or equity and ability to make the payments.
Why a borrower may use an alternative lender
A strong borrower can fall outside bank policy for reasons that do not necessarily mean the mortgage is unreasonable. Examples include recently established business income, commission income with limited history, a past credit event, multiple rental properties or a need to use a different income calculation.
An alternative mortgage can create time to stabilize income, rebuild credit or complete a property plan before returning to traditional financing.
Understand the difference in cost
Alternative products may have a higher rate than prime bank products and may include a lender fee. Appraisal and legal requirements can also differ. Compare the total cost over the expected holding period, not only the monthly payment.
Ask whether the mortgage is open or closed, how the penalty is calculated and what conditions must be met to move to a lower-cost lender later.
Build the exit strategy before accepting the mortgage
The exit strategy should identify what is expected to change: stronger reported income, improved credit, lower balances, sale of another property or completion of renovations. A vague plan to “refinance later” is not enough.
In Ontario, a Level 2 mortgage agent or mortgage broker can work with alternative and private lenders. The recommendation should still be suitable for the borrower’s needs and supported by a realistic plan.
